不同的房屋验房收取的费用是不一样的，房屋不同，标准当然也是不一。验房公司收费标准根据房屋面积，以及所签订合同来区分。以下是验房公司收费上的一般标准：             

  　　一.根据房屋面积，以及购房之时所签订的合同规定。             

  　　二.验房之时，先得找到户型的平面图复印件，这是用来验房公司核对图纸与现场的一致性的，以便测量。             

  　　三.二手房验房的收费标准和精装房是一样的，要求均差不多。             

  　　四.购买的房屋在城区以外，验房公司验房时会因路程原因而收费有所增加。             

  　　五.房屋验房复检时须得另外收取费用。             

  　　六.待验房公司结束验房，业主需将钱付清。  

        先来看看验房时所需的工具：             

　　一.量具：3m盒尺、长度为25至33cm的直角尺、50至60cm丁字尺、1m直尺           

　　二.电钳工具：           

　　带两头和三头插头的插排(即带指示灯的插座);各种插头：电话、电视、宽带;万用表;摇表;多用螺丝刀(“-”字和“+”字);5号电池2节、测电笔;手锤;小锤;大灯(200W)、小灯(白炽灯10-15W)           

　　三.其他辅助工具：镜子、手电(2节1号电池)、塑料袋多个、纸+火柴、卫生纸、凳子、纸+笔           

　　验房公司专用工具有哪些?如下：           

        (质检站借)JZC-2型垂直检测尺;多功能内外直角检测尺;多功能垂直校正器;游标塞尺;对角检测尺;反光镜;伸缩杆;水电检测锤(50g);活动响鼓锤(25g);钢针小锤(10g)等。           

　　验房公司验房操作：             

        1.插座需全做检查。如果没有电笔可拿一个充电器和一个三相接头的排插。充电器可以检查两相插座，三相接头的排插则可检查三相插座。           

        2.窗户检查。           

　　首先检查玻璃，要求玻璃没有疤痕。其次，检查窗纱，事实上有很多纱窗上的窗纱都是破的，或有很大的划痕。最后，要检查窗户开启时是否会与墙面相碰，相碰容易损坏。           

        3.电话线，宽带接口天伦的电话线和宽带面板质量不好，还要看是否是稳固和牢靠的。           

        4.查看暖气片、阳台护栏是否是牢固的。           

        5不可遗漏任何一盏灯和开关           

        6.检查所有的水龙头           

        7.验房时需要查验《竣工备案验收表》的原件和《房屋面积实测表》。不要等到拿了钥匙才考虑这些问题，那时再提问题就为时晚矣。           

          精装房：精装房验房尤为重视细节，应该严格地按照签订合同之时的约定来实施检测，例如，装修材料品牌，装修质量等。精装房装修会掩盖一些较为隐秘的瑕疵，验房公司对此会特别注意。             

  　　毛坯房：验房公司对毛坯房的验收，一般是“看外部”、“查内部”和“测相邻”。             

  　　看外部：指的是观察外立面、外墙瓷砖和涂料、单元门以及楼道;             

  　　查内部：指的是检查门窗墙面、地面、墙面、防水存水、强弱电、排烟以及排气情况;             

  　　测相邻：主要通过闭存水试验来进行。             

  　　冬季是测试房屋存水情况的好时机，这时候会有热胀冷缩现象，会让一些隐藏在小缝隙中的问题暴露出来。而像厨房、卫生间等地方，得进行重点测试。  

  　　潜水艇地漏安装环境  

  　　T型地漏：地漏口位置没有改动，下水管口径为大于等于5cm，深度为大于等于8cm；U性地漏：地漏口位置没有改动，下水管口径为与T型一样，深度大于等于15cm，如果符合这两个尺寸的要求，就可以安装了。若地漏位置改动了（新加地漏或移位），或者下水管直径大于等于4cm，深度大于等于5cm，则应选用超薄地漏。  

  　　潜水艇地漏安装办法  

  　　1、拆掉旧地漏上的箅子和扣碗，让下水管能够露出来;  

  　　2、拿出新地漏的内芯和小面板;  

  　　3、将适量的白水泥砂浆分别涂在旧地漏口的内沿和新地漏大面板的下沿，覆盖在旧地漏口上。平面不要高于地面，略微比地面低，下水道口个排水口应对齐;  

  　　4、把潜水艇地漏内芯放进地漏框架中，然后旋紧，盖好箅子。
