收房费用计算器，它并不是一个我们平常用来算数的计算器，而是一份费用清单或是一份表格。它的出现，主要是由于购房者在收房时，要缴纳的费用项目种类太多，种类一多，有些购房者就理不清头绪，变得很混乱，有时就会被开发商唬弄，重复缴费。为了解决购房者的这一问题，于是就有人做出了一份收房费用清单(或表格)，购房者只要拿着它做参照，要缴纳的收房费用就一目了然了。

  

    

　　收房费用包含四大块，分别是：

  　　一、买房过程中需交费用  

       

  　　1、印花税：房价款的万分之五  

       

  　　2、登记费：每建筑平方米0.3元  

       

  　　3、房屋所有权证工本费：4元/本  

       

  　　4、证照印花税：5元/件  

       

  　　5、契税：普通住宅缴纳房价款的1.5%(注：别墅、度假村以及第建筑平方米价格超过上年度商品住房平均价格一倍以上的为高档住宅，不享受此税率，仍按3%缴纳)  

       

  　　6、住宅公用部分共有设备维修基金：购房款的2%-3%  

       

  　　二、入住过程中需交费用  

       

  　　1、物业管理费：以物业公司的规定价格为准  

       

  　　2、供暖费：供暖费18-30元/平米/供暖季(注：入住时已到采暖季节需缴纳供暖费，不到采暖季节，则无须缴纳)  

       

  　　3、生活垃圾清理费：以物业公司的规定价格为准  

       

  　　4、公共区域照明费:  以物业公司的规定价格为准  

       

  　　三、办理贷款须缴纳的费用  

       

  　　办理按揭需缴纳费用  

       

  　　1、律师费：贷款额的0.3%。  

       

  　　2、保险费：财险保险费=总房款*年费率*年限系数。保费一次性交。  

       

  　　办理公积金需缴纳费用  

       

  　　1、评估费：评估价格100万以下部分收取评估结果的0.5%，以上部分0.25%。  

       

  　　2、保险费：财险：保险费=贷款额*年费率*年限系数  

       

  　　综合险：保险费=贷款人年限对应系数*贷款额  

       

  　　四、其他  

       

  　　1、安防设施建设费:以物业公司或是小区管理处的价格为准，一般是几百元。  

       

  　　2、空调设施建设费:以物业公司或是小区管理处的价格为准，一般是几百元。  

       

  　　3、门窗护栏建设费:以物业公司或是小区管理处的价格为准，一般是几百元。  

       

  　　4、有线电视初装费:以物业公司或是小区管理处的价格为准，一般是几百元。

  　　1、检查车库卷帘门内部的金属轨道。查看将轨道固定到墙壁的安装支架。如果支架松了，请拧紧螺栓或螺钉。将车库卷帘门关上，在车库内部检查轨道是否有凹陷、弯曲或变平的地方。如果有任何损坏之处，请用橡皮锤，或用一块废木料垫着锤子敲打这些地方。如果轨道严重损坏，必须更换。  

       

  　　2、用水平仪检查轨道，确保轨道在同一水平线上。水平轨道应当略向车库后部倾斜，轨道的纵向部分应精确垂直。在车库的墙壁上，两条轨道必须处于同一高度。如果轨道没有准确对齐，请将固定安装支架的螺钉或螺栓拧松，但不要把它们取下来，然后小心地敲打轨道，使它们移动到适当的位置。车库卷帘门具有从垂直转为水平的轨道;两部分轨道必须对齐，并确保将门的各个部分铰接牢固。  

       

  　　3、用高浓度家用清洁剂清洗轨道，去除污垢和硬化的油脂。将转轴彻底清洗干净，然后将轨道和转轴擦干。将石墨粉撒在轨道上，将家用润滑油或硅树脂喷在转轴上，或者在轨道、滑轮和转轴上喷洒车库门专用润滑油喷剂。  

       

  　　4、查找变松的部件，并根据需求上紧。在卷帘门上，请检查将门的各个部分固定在一起的铰链，将所有变松的螺钉拧紧，并更换受损的铰链。门有时向一侧下沉，可以通过维修铰链来纠正。如果螺钉孔变大了，换一根直径相同但更长的螺钉，在一根空心纤维棒上涂木工胶，然后套在新螺钉上。如果铰链处的木料出现裂缝，拆掉铰链，将木料填孔剂填在裂缝和螺钉孔中。待填孔剂干燥后再更换铰链，如果可能，请将铰链移到实心木料上。上掀式车库门在水平轨道上移动。动力弹簧安装在门框上，并与门连在一起。  

       

  　　5、检查弹簧。在卷帘车库门上，每一面的弹簧均由滑轮上的弹簧式缆线控制。为了调整弹簧的弹力，请将经过门上方平板的缆线拉长，然后在末端重新打结，以保持新的弹力。注意：如果车库卷帘门只在门中央有一个扭转弹簧，该弹簧的弹力过大会使维修者受伤，应当打电话向专业维修服务部门求助。  

  

    

  　　1、材料：所运用的材料都要进行防腐处理，并且材料和要生产工艺书上的材料相符合，而且还要有合格证。  

       

  　　2、工艺：焊接工艺要严密，所用的焊条的规格、型号要与所焊件相符合，焊接出来缝隙要整齐、不要有坑坑洼洼，并且要注意是否有地方没有焊接紧。  

       

  　　3、各类辅料：比方说密封条、螺丝等辅料，要和门窗是同一个规格，并且验收的时候主要螺丝有没有松动，密封条有没有密封等等。  

  

    

  　　第一、在使用铝合金门窗时，推拉动作要顺其自然，打开有困难时不宜大力猛推，应先排除故障。  

       

  　　第二、要保持门框和推拉槽的清洁，可以用吸尘器去除槽内和门封毛条的积灰。  

       

  　　第三、清洗铝合金门窗时，不可以踩在铝框上，也不可以拉住框作为支撑，以免损坏门窗。  

       

  　　第四、可以使用软布沾清水或中性洗涤剂清洗铝合金门窗，不宜使用肥皂、洗衣粉、去污粉、洗厕精等带有强酸碱性的清洁剂。  

       

  　　第五、雨天过后，应该及时将淋湿的玻璃和门窗框擦干，尤其要记得擦干滑槽内的积水。  

       

  　　第六、滑槽使用久了，磨擦力会增加，这时可以适当加点机油或者涂上一层火蜡油进行润滑。  

       

  　　第七、要时常检查铝合金框架的连接部位，查看螺栓是否旋紧，并及时更换受损零件，定期加润滑油保持开闭的灵活。  

       

  　　第八、定期检查密封毛条和玻璃胶封是否脱落，如有脱落应及时修补或更换，以保证门窗的密封保温性能。
