二手房交房有许多事项需要业主注意，下文将一一列举。交房时多花些心思，能够有效预防今后或将滋生的矛盾和问题。           

    

　　一.应将水表账单结清             

    

　　二手房交房时根据购买合同的规定，买卖双方须对水表进行抄表读数，实际的抄变数交由业主来结清。交房前，下家就应询问清楚上家是否已将水费缴清了。           

    

　　二.上家需告知电表情况             

    

　　交房时下家须亲自查验电表状况，看是否有被移动改装的迹象。根据电力公司所规定，凡是私自装拆电表箱、私自开启封印或是擅自改变计量装置的都属于违章行为，违章者将按照违章用电处理。           

    

　　三.协助煤气过户             

    

　　按照煤气公司的规定，二手房交房时，上下家须凭《房屋买卖合同》，其中需写明本房价已经包含煤气设施费用或是该煤气设备无偿转让的证明。此时，还须携带上下家的身份证，以及上家近期所缴的煤气费账单，一同到燃气部门办理过户更名手续。           

    

　　四.协助有线电视过户             

    

　　因为有限电视实行的是一户一卡制，因此当商家有拖欠费用的情况，时间久了，有线站将对其作封端处理。二手房交房时，下家可以要求上家提交上月的有线电视费收据及有线戴女士初装凭证。凭借这两份资料及新房地产权证，下家可去办理过户手续。           

    

　　五.电话和宽带费用结清             

    

　　这得看下家是否要沿用上家的电话号码，若是不打算沿用，可取电信公司将号码注销或是办理迁移。若需沿用，可一起到电信部门办理过户。           

    

　　六.维修基金结算             

    

　　根据房地产管理部门的规定，当住宅进行转让时，维修资金账户中的余额是不作退还的。           

    

　　七.物业更名及物业管理费用的结算             

    

　　建议到房屋所在地区的物业管理处办理，时间以交房当日为准，对物业管理费进行结算。此时下家可以办理物业过户手续。           

    

　　八.迁移户口             

    

　　户口迁移是非常重要的一步，所以上家户口在办理二手房交房时就需及时迁出，避免今后发生不必要的纠纷。若是上家户口必须得交房后才可迁出，那么上下家则需就此问题约定，并且还要进行书面确认。           

  

    

        二手房交房时间的确定是由买卖两家进行约定的，通常在主款付清之后便可办理交房。在二手房交房中，若是卖方延期交房是需要承担相应的违约责任的，所以建议在签订买卖合同上时，就将二手房交房时间确定下来。

    

  

    

    

       

          二手房交房跟新房交房有许多不一样的地方，因为房子不是新的，有上家存在，所以房子原先有的设施，如，水、电、煤气、有线电视和电话等都需要做处理，有的可能是被下家所沿用，有的也可能被注销掉了。  

       

  　　二手房交房大致流程如下：  

       

          1.设施设备清点。因为二手房不是新房，是被上家使用过的。在出售时，会将装修和设备赠送给下家。所以在签订买卖合同时，需要将设备的情况都清楚的记录下来，包括品牌、成色及使用情况等。  

       

          2.水、电、煤气清点及过户  

       

          3.电话、宽带过户  

       

          4.有线电话过户  

       

          5.维修基金过户。二手房交房中，上家一般都会赠送维修基金，不过这需要到物业公司办理更名手续。  

       

          6.物业服务费结清  

       

          7.户口迁移。上下家可一起到房屋所在地的派出所咨询房屋的户口情况。  

       

          8.钥匙清点  

       

          9.结清尾款。上家在收款之后，须出具收条，且在收条上注明“全部房款已结清”。  

       

          10.双方签署《房屋交接书》。在此书中应将上述9个方面的内容呈现出来，为一式两份，上家和下家各执一份。  

       

    

  

      　　第一、拉绳开关应该安装在输送机两边有检修通道之处，安装的位置应确保检修人员在紧急情况下方便操作。           

         　　第二、将拉绳开关固定在机架上。           

         　　第三、每一侧的两台开关之间距离约为50m，采用直径为Φ4的钢丝绳进行连接，松紧要保持适度。           

         　　第四、为了减小钢丝绳的自重对开关启动的影响，每隔3m应在机架上安装一个托环，用来支撑钢丝绳。           

         　　第五、钢丝绳的另一端系在拉簧上，并用绳扣固定住，在不影响正常使用的情况下，用紧线器将两侧拉绳张紧，确保两侧张力均衡。

  　　有的业户楼层过高或者是小区供暖未端，管道压力不够，导致供暖不理想，  

       

  　　解决方法：这种情况下需要找供暖公司或者找物业来解决，如果解决不了，建议安装循环泵来提高供热水的循环以达到理想的供热效果。  

       

  地热管不热怎么办  2、管道有气  

       

  　　地暖主杠热，回水杠不热，是管道里有气顶着，导致热水不能进入到回路里不能进行循环。  

       

  　　解决方法：用分水器上的放气阀把管道里的气打开，放气，直至放出热水。  

       

  　　地热管不热怎么办  3、过滤器堵塞  

       

  　　供水主杠不热，有可能是供热水质太脏，导致过滤器堵塞，不能使其正常循环。  

       

  　　解决方法：将给水阀门和回水阀门都关闭，用扳手将过滤器排污口拧开，将过滤网取出来倒掉赃物后装回去，将排污口拧紧。  

       

  　　地热管不热怎么办  4、地暖长期不清洗  

       

  　　管道结垢、淤泥锈垢、菌藻等，没有定期处理，长期附着在管路内壁上，使地暖采暖系统温度降低，出现故障，甚至造成地暖管路栓塞。  

       

  　　解决方法：一般来说地暖管道3—5年到清洗一次，地暖设备在每年地暖供暖以前都需要进行清理，地暖清洗应该由专业的地暖清洗公司完成。  

       

  　地热管不热怎么办  5、回路不匀  

       

  　　同一小区其他用户采暖效果好，而自家效果不好，地暖施工回路不匀。  

       

  　　解决方法：用分水器上的小阀门来调解一下各个回路的循环，使其能匀均循环，达到理想的供暖效果。
